Profile of Experience

Income Properties Services, Inc. (“Income Properties”) was formed in 1990 for the purpose of constructing and managing real estate apartment communities, office buildings and retail centers principally in Missouri and Kansas.  It’s combined assets currently under management or development approach 1,000 apartment units, 1,500,000 square feet of office and retail space.   Managed assets total $150,000,000 in market value. Income Properties is an approved HUD management company with years of experience in government assisted and financed property.

Key Personnel

D. Neal Whitehead is President, Director and sole Shareholder of Income Properties Services, Inc. Mr. Whitehead has over 30 years experience in professional property management and is the key operations principal responsible for a $100 Million Dollar real estate portfolio.  Many of the projects included in the Income Properties Services, Inc. management portfolio have involved substantial rehabilitation and repositioning as part of the company’s experience.  Day-to-day construction activities include work with professional development teams of architects, engineers, surveyors, planners, governmental bodies, agencies, investors, lenders, contractors, title companies and others involved in the development process.  The range and scale of property types vary from residential stick-built to high-rise construction and all facets in between.    

Robin Harrigan is Property Manager responsible for multifamily management for Income Properties.  Ms. Harrigan oversees local resident managers of properties and directs the company’s leasing and daily operations activity.  Budgeting, HUD / LITC compliance and employee training are among her duties as Property Manager.  Ms. Harrigan has risen through the ranks and worked for Income Properties for over 15 years.

Brendan McCormack is Construction Project Manager responsible for oversight and management of all new construction and renovation of properties by Income Properties Services, Inc.  Mr. McCormack develops construction budgets, coordinates with contractors and vendors, works with architects, engineers and others as necessary to ensure compliance with Construction Codes, and provides the direction and guidance to meet both schedule and budget.  Mr. McCormack has over 14 years of experience in facilities management and construction in both Chicago, Illinois and the Greater Metropolitan Kansas City area, and has been with Income Properties for 5 years.

Construction Management
As a general contractor the firm has benefited from long term relationships with skilled subcontractors and development professionals to allow positive synergy between them, resulting in well conceived and constructed projects. 

Recent projects have included a major tenant remodeling assignment of a 107,000 sq. ft. high-rise office building in Independence, Missouri, a total 100 room hotel renovation and restaurant construction in Lee’s Summit, Missouri, and redevelopment of a 947,000 square foot regional mall in eastern Jackson County, Missouri.  During major renovation of Blue Valley Court Townhouses, Autumn Place Apartments and Briarwood Garden Apartments,  Income Properties served as General Contractor and Property Manager responsible for all aspects of construction, leasing and LITC compliance.
